We ensure you receive the highest possible rent by doing regular assessments that take into account current market rents of similar properties, the area’s vacancy rate, condition of the property, quality of Tenant and length of tenancy.

Should Tenants fall into arrears, our office will know about it the same day as part of our daily arrears management routine. Prompt action follows in accordance with the Residential Tenancies and Rooming Accommodation Act, keeping you informed throughout the process.

We will forward either twice monthly or monthly payments to you with an itemised statement showing all rental income and payments made on your behalf.

We also conduct regular contractor reviews, to ensure competitive prices, and also insurances and licences are up to date and in place.

When it comes to tenant selection, Allure Realty have strict criteria that is adhered to at all times.

We carefully verify all the applicants’ details on the application and at times what is not on the application.

The Tenant Induction is the most important meeting the Property Manager conducts with the new tenant.

The Induction is an approximately 40 minute meeting with all tenants moving into your property, regardless if they are new to renting or not.

The Tenants receive a Tenancy Handbook which is read to them at this meeting. This Handbook covers everything they need to know from start to finish of the Tenancy.

We will discuss any concerns or questions the Tenant’s may have to ensure everyone will understand their rights and obligations from the start.

We will then complete and sign all the documentation required.

Before the Tenant moves in, our office will complete an Entry Condition Report. This report includes the condition of the property from top to bottom, inside and out, including all the makes, models and serial numbers of all the appliances, the colour and condition of the walls, floors, window finishings, cupboards, benches, the condition of the yard, gardens, pools etc. To ensure a trouble free tenancy, this report needs to be very meticulous to minimise any vacating issues from arising.

Photos of the entire property are taken the day of or before the Tenant moves in, and supplied to the Tenant on a disc.

At the end of the tenancy, these documents help ensure your property is in the same condition it was at the start of the tenancy, with fair wear and tear considered.

You will receive a copy of the Entry Condition Report along with the Lease Agreement.

Routine Inspections are carried out approximately every 15-17 weeks.

We take pride in conducting these thorough visual inspections. You will receive a detailed written report along with photos of the property inside and out.

These inspections are extremely important; they bring to your attention any immediate maintenance needs and any preventative maintenance or refurbishment that may be beneficial. This enables owners to plan and budget for any upgrading work suggested in the report.

These inspections also are good way for the Property Manager and the tenant to talk about anything relating to the tenancy, property, etc.

Allure Realty conduct daily management of rental payments and act the moment the Tenant moves into your property, and before they fall behind. Text messages are even sent from the 1st day rent becomes in arrears.

We take care of your Property’s maintenance and repairs as if the property was our own. Our daily attention to maintenance will ensure that problems are resolved quickly by qualified trades people and at a reasonable price with a limit determined by you. Our office has a large pool of highly skilled and fully licensed, reliable trades people who can get the job done quickly and at the right price.
