The questions Gold Coast landlords and investors ask us most often before handing over their property.
What does a property manager actually do for the fee?
Everything between you and the tenant: marketing and leasing the property, screening and referencing applicants, preparing the lease and bond lodgement, entry and exit condition reports, routine inspections with photos, rent collection and arrears follow-up, repairs and trade coordination, rent reviews and lease renewals, end-of-month statements, and representing you at QCAT if a dispute ever gets that far. You approve the decisions; we do the work.
How much does property management cost on the Gold Coast?
Fees vary by property, rent and the level of service, so we quote in writing rather than advertise a headline rate. What matters more than the percentage is what is included — ask any agency whether inspections, statements, lease renewals, and tribunal representation are extra. We will show you a full fee schedule with no hidden add-ons before you sign anything.
How long does it take to lease my property?
In a normal Gold Coast market, well-presented properties priced correctly usually lease within one to three weeks. The two things that stretch that timeframe are over-pricing and poor presentation — we will tell you honestly where your property sits before it goes to market rather than after.
How do you screen tenants?
Every application is identity-checked, income and employment verified, previous rental history confirmed with prior agents or landlords, and run through national tenancy databases. We look for evidence of paying on time and leaving properties in good condition, then present you with the shortlist and our recommendation — the final decision is always yours.
How often will my property be inspected?
A detailed entry condition report before the tenant moves in, routine inspections in line with Queensland legislation (generally every three to four months) with photos and written notes sent to you, and a full exit report at the end of the tenancy so bond claims are backed by evidence.
What happens if the tenant stops paying rent?
Arrears are actioned the day they occur, not at the end of the month. We follow the Queensland process — contact, then a Notice to Remedy Breach once the tenancy is eight days in arrears, then a Notice to Leave if it is not resolved — and keep you informed at every step. Acting early is what stops small arrears turning into large ones.
Who handles maintenance and repairs, and do I approve costs?
You set a maintenance limit. Anything under it we handle straight away with licensed and insured trades so small issues do not become expensive ones. Anything above it comes to you with quotes before work starts. Emergency repairs follow the Queensland urgent-repair rules to keep the property safe and compliant.
Can I switch property managers mid-lease?
Yes. The tenancy continues unchanged — the tenant keeps their lease and their rent stays the same. We handle the notice to your current agency, collect the file, keys, bond and condition reports, and introduce ourselves to the tenant. Most switches are complete within about 30 days and the landlord does very little.
How do you decide what rent to ask?
Comparable leased properties in your suburb over the last 90 days, current competing listings, days on market, and the property's condition and features. We give you a realistic range plus what small improvements would lift it — not an inflated number to win your business that later needs a price drop.
How do I know my property is compliant?
We check smoke alarm compliance, pool safety certification where relevant, minimum housing standards, and bond and lease documentation, and keep records so you can prove compliance if it is ever questioned. Non-compliance is one of the most common — and most avoidable — sources of landlord risk.
When do I get paid, and what reporting do I receive?
Rent is disbursed to your account on a schedule that suits you, with an itemised statement each time and a consolidated end-of-financial-year statement for your accountant. Invoices and inspection reports are attached so your records are complete.
