What Gold Coast and Nerang owners ask us before they list.

How much is my house worth?

The honest answer comes from recent comparable sales in your street and suburb, current competing listings, and the condition and position of your home. We give you a supported price range in writing with the evidence behind it, not a single flattering number designed to win the listing.

What does it cost to sell a house in Queensland?

Expect an agent commission (a negotiated percentage of the sale price), a marketing budget you approve up front, conveyancing or solicitor fees, and any pre-sale presentation you choose to do. We put all of it in writing before you sign so there are no surprises at settlement.

How long does it take to sell?

Most well-priced Gold Coast homes sell within about four to six weeks of hitting the market, with settlement usually 30 to 60 days after that. Price and presentation are what move that timeline — a listing that sits unsold for months almost always started too high.

Should I sell by auction or private treaty?

It depends on the property and your timing. Auction suits homes with broad appeal or hard-to-price features and creates a deadline for buyers; private treaty suits properties with clear comparable sales and owners who prefer a quieter, more flexible process. We will recommend one and explain exactly why for your home.

What should I fix or improve before listing?

Usually less than owners expect. Decluttering, a deep clean, tidy landscaping, fresh paint where it is tired and fixing anything visibly broken return the most. We walk through with you and tell you what is worth spending on and what a buyer will not pay you back for.

Do I need styling and professional photography?

Professional photography is non-negotiable — most buyers decide whether to inspect from the first image. Styling is optional and we will tell you honestly whether your home needs full styling, a partial refresh, or nothing at all.

Can I sell with tenants in the property?

Yes. In Queensland the tenancy continues after the sale unless the buyer and tenant agree otherwise, and access for inspections must follow the correct notice periods. Because we manage properties as well as sell them, we coordinate the tenant respectfully and keep inspections running smoothly.

Should I sell first or buy first?

Selling first gives you certainty about your budget and a stronger negotiating position; buying first risks carrying two properties or accepting a lower price under time pressure. We map out both scenarios against your finances and the current market before you commit.

How do you market a property?

Professional photography, floor plan and copywriting, listings on realestate.com.au and Domain, our own database of active buyers, social campaigns, signage and open homes. You approve the marketing schedule and cost before anything goes live.

What happens after a contract is signed?

The buyer's cooling-off period runs, then finance approval and building and pest inspections, then the contract goes unconditional and moves to settlement — typically 30 to 60 days from signing. We keep you updated at each milestone and chase the other side's solicitor so nothing stalls silently.

Is the appraisal really free and is there any obligation?

Yes, free and no obligation. Plenty of owners get an appraisal to understand their position and then do nothing for a year or two. We would rather you have accurate information than list before you are ready.
